Metal roof replacement in Arkansas

Most metal roofs in Arkansas go on houses that already have asphalt, usually on the second or third replacement, and often after a hailstorm made the decision for the owner. The job is straightforward in principle: strip what is there, deal with whatever the deck turns out to be, then install a system that should outlast the owner's time in the house.

The part that decides the day: the deck

Nobody knows what the decking looks like until the old roof is off. On an Arkansas house that has been through a couple of decades of heat, humidity and storm cycles, some sheet replacement is common rather than exceptional, and it is the single most likely reason a replacement costs more than the quote.

The fix is contractual rather than technical. Agree a per-sheet price for decking replacement in writing before the tear-off starts, and require that you are shown what is being replaced. A contractor who is comfortable with that is telling you something useful about how they work.

Order of operations on a replacement

  • Protect the ground. Landscaping, drives and anything under the eaves.
  • Tear off to the deck. All layers, unless there is a documented reason to do otherwise.
  • Inspect and repair the deck. Priced per sheet, agreed in advance.
  • Underlayment. Including ice and water membrane at eaves and valleys where specified.
  • Flashing and trim. Valleys, walls, chimneys, penetrations. This is where leaks are made or prevented.
  • Panels, then ridge and closures. The visible part, and the fastest.
  • Magnet sweep and cleanup. Metal jobs shed a lot of screws and offcuts.

Replacing after hail

If an insurance claim is paying part of the cost, the roof upgrade is usually money you add on top of what the policy pays to replace what you had. That changes the conversation about the metal system and the gauge, because the difference is coming out of your pocket rather than the claim.

It also raises the stakes on checking the contractor, because storms bring crews into Arkansas who were not working here the month before. The registration rules are the practical check and they are covered below, with the door-knocking version in storm chasers and door-to-door roofing sales and the claim mechanics in Arkansas hail damage insurance claims.

What to get in writing before the first panel comes off

  • The metal system, manufacturer, gauge and finish
  • Underlayment specification and where ice and water membrane goes
  • Per-sheet decking price and how replacement is documented
  • What happens to existing gutters, vents, satellite mounts and solar attachments
  • Cleanup, including a magnet sweep
  • The workmanship warranty, in years, separate from the manufacturer's product warranty

Before you sign

Four things you can check in Arkansas

Arkansas registers roofing contractors and does not examine them, so the state confirms who is bonded, insured and answerable to the committee. Everything about skill is still yours to check.

  1. The roofing contractor registration

Arkansas requires a roofing contractor registration certificate to perform residential roofing work. Ask for the registration and check it against the Contractors Licensing Board's own record. Working without one is a Class A misdemeanor under 17-25-603, with each day counted as a separate offense.

  2. The $15,000 surety bond

Every registrant files a $15,000 surety bond with the application, along with proof of workers compensation coverage where the business has employees (17-25-604). The bond is not an insurance policy for your project, and it is worth knowing it exists and who wrote it.

  3. A current insurance certificate, sent by the agent

Ask for general liability and workers compensation certificates to be sent to you directly by the insurance agency, naming you, rather than handed over as a PDF. Arkansas does not test roofers, so this is one of the checks that carries real weight.

  4. A written contract with a change-order process

Get the scope, the metal system and gauge, the underlayment, the fastening method and the price in writing, with a stated process for anything found once the old roof is off. Decking damage is the usual surprise on a tear-off.

Registration rules from Ark. Code Ann. 17-25-601 to 17-25-611, published by the Arkansas Contractors Licensing Board. Status as of August 2026.

Common questions

How long does a metal roof replacement take?
A straightforward house is usually a matter of days rather than weeks, and the variables are roof complexity, whether panels are formed on site, and what the decking turns out to need. Weather moves it more than anything else: metal panels are not set in the rain.
What happens if the decking underneath is rotten?
It gets replaced, and it is the most common change order on an Arkansas replacement. The way to keep it from becoming an argument is to agree a per-sheet price in the written contract before the tear-off starts, so the number is settled while nobody is standing on a stripped roof.
Can the new metal roof go over the old shingles?
Sometimes it is proposed, and it deserves a careful conversation. Leaving the shingles on hides the condition of the deck, which is exactly the thing most likely to need attention, and it can complicate ventilation and any future repair. Ask for the reasoning in writing along with what happens if the deck turns out to be bad.
Do I need to be home during the replacement?
Usually not for the whole job, but plan to be reachable. Decking surprises, a flashing decision at a chimney or a change in panel routing are all better answered in the moment than assumed.
