Metal roof repair in Arkansas

The four things that go wrong

  • Pipe boots. The rubber collar around a plumbing vent hardens, cracks and lets water straight in. This is the most common metal roof leak there is, and it is a cheap fix done properly.
  • Fastener backout. On exposed-fastener roofs, heat cycling works screws loose and the washers harden. A re-screw with larger-diameter fasteners is normal maintenance at a certain age.
  • Flashing and sealant at transitions. Where the roof meets a wall, a chimney or another plane, sealant ages and the metal moves. This is where a proper repair means new metal rather than more caulk.
  • Seam or closure problems. Ridge closures, end laps and the odd panel that was never quite seamed correctly.

How to tell a real repair from a temporary one

Ask what is being removed and replaced. A boot that is being replaced is a repair; a boot that is being coated in sealant is a delay. Ask for photographs before and after, because you cannot see any of this from the ground, and a contractor who is doing the work properly is generally happy to show it.

Ask what caused it, too. Fastener backout across a whole slope means the roof has reached a stage of life rather than had an accident, and that changes what you should plan for next.

Repair or replace

Repair usually wins when the panels and finish are sound, the problems are at penetrations, and the roof is not near the end of its expected life. Replacement gets serious when fasteners are failing across the roof, when rust has perforated panels, or when repeated repairs have started to add up to the price of a new roof.

Four things you can check in Arkansas

Arkansas registers roofing contractors and does not examine them, so the state confirms who is bonded, insured and answerable to the committee. Everything about skill is still yours to check.

  1. The roofing contractor registration

    Arkansas requires a roofing contractor registration certificate to perform residential roofing work. Ask for the registration and check it against the Contractors Licensing Board's own record. Working without one is a Class A misdemeanor under 17-25-603, with each day counted as a separate offense.

  2. The $15,000 surety bond

    Every registrant files a $15,000 surety bond with the application, along with proof of workers compensation coverage where the business has employees (17-25-604). The bond is not an insurance policy for your project, and it is worth knowing it exists and who wrote it.

  3. A current insurance certificate, sent by the agent

    Ask for general liability and workers compensation certificates to be sent to you directly by the insurance agency, naming you, rather than handed over as a PDF. Arkansas does not test roofers, so this is one of the checks that carries real weight.

  4. A written contract with a change-order process

    Get the scope, the metal system and gauge, the underlayment, the fastening method and the price in writing, with a stated process for anything found once the old roof is off. Decking damage is the usual surprise on a tear-off.

Common questions

Where do metal roofs actually leak?
Almost never in the middle of a panel. The usual suspects are pipe boots that have hardened and split, sealant at flashings that has aged out, fasteners that have backed out on an exposed-fastener roof, and transitions where the roof meets a wall, a chimney or another roof plane.
Is it worth repairing an older metal roof or should it be replaced?
If the panels and the finish are sound and the problems are at penetrations and flashings, repair is usually the right answer and a fraction of the cost. If the fasteners are failing across the whole roof, or the panels are perforated by rust, the calculation shifts. Ask for photographs of what is being described.
Can a roofer just seal it?
Sealant has a place in a proper repair and it is not a repair by itself. A bead of caulk over a failed boot buys a season. Ask what is being replaced rather than covered.
Does a repair void the manufacturer warranty?
It can, depending on the product and who does the work. If the roof is still inside a manufacturer warranty, say so up front and ask the contractor how they handle it.
